Dunlin House Dunlin House, line drawing

RIBA Chartered Practice · Edinburgh & London

Buildings that know where they are.

A practice of fourteen across Scotland and the north of England. We build in the materials the place already uses, and we draw everything before we specify it.

We draw it by hand first. Every time.

Not out of nostalgia. Drawing by hand is slow enough that you notice when something is wrong, and modelling software is fast enough that you do not. Every project here began as a section drawn at 1:50 on a board in Leith.

The consequence is that we produce fewer options and defend them harder. Clients who want six schemes to choose between should go elsewhere, and we say so at the first meeting.

It also means the drawings a contractor receives are drawings somebody understood.

Cairn Chapel, Argyll

A non-denominational chapel in dry-stone and larch, oriented on the midwinter sunset rather than on east.

What we do

01

Feasibility & site appraisal

Whether the thing you want is possible, and roughly what it costs, before you buy the site.

02

Planning & listed consent

We have taken 41 applications through planning and lost three. Two of those we should have lost.

03

Technical design

Drawings a contractor can build from without ringing us weekly.

04

Contract administration

We run the job on site and hold the contractor to it.

05

Conservation

Grade A and B listed, SPAB-trained, and appropriately slow.

06

Interiors & furniture

Where the client wants the whole thing resolved to the handle.

Got a site, or just a suspicion?

We do paid feasibility studies before anybody commits to anything — typically £1,800, and it tells you whether the project is worth having before you buy the land.
