Qualification
Before anything is shown, we establish funding position, timescale and what you are actually solving for — which, in our experience, is rarely the thing people say first. A brief that reads “six bedrooms, W8” is usually a brief about schools, or a marriage, or an exit that completed last quarter.
This takes an afternoon and saves, on average, four months.
The register
You join a list of roughly four hundred households. When an instruction comes in, it is matched by hand — not by an algorithm and not by a mailshot — and shown to the three or four buyers it genuinely suits.
If we have nothing for you, you will hear nothing from us. Many of our registered buyers go a year without a call. That is the arrangement working, not failing.
Viewing
Always accompanied, usually outside working hours, and never with more than one party on site in a day. Where discretion requires it we will arrange access through a managing agent so that staff and neighbours draw no conclusions.
Negotiation to completion
We negotiate, then we project-manage: solicitors, surveyors, lenders, structural engineers and the occasional planning consultant. One point of contact, a weekly written update, and no chain of emails in which everybody is copied and nobody is responsible.
Median time from agreed offer to completion across our 2025 instructions was seven weeks.
Three things we will not do
Take both sides
We act for the buyer or the vendor on any given transaction. Never both, regardless of what it would earn.
Advertise your home
No portals, no boards, no drone footage on social media. If you want reach, there are excellent agencies that do that well.
Encourage a bad purchase
We have talked clients out of more houses than we have sold them. It is the reason they come back eleven years later.
